We quoted a job last week and were quizzed about what the situation was in terms of whether the floor was rateable and should planning permission be sought?
These are regularly asked questions and although different circumstances lead to different considerations, in the main the response is normally negative in both instances!
PLANNING:
Is not normally a requirement as a Mezzanine is (normally) installed within a building and does not impact upon the environment externally to the building.

Often, your Mezzanine supplier will ask whether you have a specific COLUMN GRID in mind (the distance between support columns holding up your floor) or whether a ‘MOST ECONOMICAL’ grid will be suitable?
Obviously, in instances where you need to move large loads around below the floor (pallets or bars on trucks, for example) the grid is pretty much determined by the perameters of the loads and the turning circle of the truck. You may wish to have support columns near to existing walls or perhaps incorporated within new partition walls – again, their positions will determine the grid.
Fire protection to mezzanine floors
<strong>When does my proposed new Mezzanine Floor require to be fire rated?
Many new Mezzanine floors don’t require fire protection to the underside, however there are circumstances whereby protection of the structure is a must in order to protect those personnel working on the floor and to allow Fire Fighters adequate access onto, below and around the structure in order to fight the fire safely.
Building Regulations requirements
>when do I need to apply? Many people believe that the incorporation of a Mezzanine within their premises constitutes an event which requires Planning Approval.
This isn’t correct – the Planning process wouldn’t normally be interested in this type of work since it rarely has implications outside of the premises (in a Nutshell, it has no impact upon the wider environment), However ALMOST ALL Mezzanine structures should comply with current Building Regulations and therefore ALMOST ALL installations should go through the approval process.

>You may well be aware that over the last few years the price of Steel has increased considerably in line with the huge increase in demand from the Chinese and Indian markets – as their economies expand and their infrastructures develop, the effect upon the cost of aggregates, metals, timber products and other construction materials is dramatic.
Allied to the demand for building commodities from emerging markets, the Biofuel industry is sucking enormous quantities of wood chip and pulp from the Composite Timber sheet manufacturer’s traditional supply chain, and given the financial advantages accorded to the alternative fuel Industries by many Governments in the developed world (including our own), their ability to pay more for the product as a consequence of tax breaks and subsidies inevitably increases the price of the material required to produce Chipboard, Plywood, OSB and other sheet products.
